My husband has owned a time share week here since the 1980's. He picked up a second week for the October car show a couple of years ago. Now to the condition of the units. Let's just say that the condition of this property has gone downhill over the years. We've had many people on the condo board who thought it was a good idea to make the condos look like a home, when in reality it is a vacation place.
Getting rid of the drapes (throwing them in the dumpsters) one year to go with vertical blinds, only to go back to drapes when the vertical blinds required more maintenance than they bargained for. Furniture is so heavy and dark and dilapidated, it's not funny any longer. When you sit on the dining chairs, it's like you're sitting on the floor. The same with the sofa and chairs. The sofa and chairs haven't been comfortable for at least 10 years. They are terribly uncomfortable and that's a problem if you have a rainy week and have to sit inside. And getting rid of the carpet wasn't really a good idea either. The flooring that they did put in isn't very old and already starting to show terrible wear. Don't walk on the floors without shoes; you're socks or bare feet will turn black from the dirt. The floor in our unit had a soft spot right in front of where the trash can sits in front of the washer and dryer cabinet.
There was a mirrored closet door missing in the little bedroom. My grandson didn't like it, because he was scared of something coming out of the 'attic' as he called it.
At least the microwave was new and the refrigerator didn't make noise this year. Oh, and it also made ice, so we were happy with that.
The hot tub must have been clean, otherwise my grandson, his father and mother wouldn't have used it.
The kitchen counters need help as there is formica chipping off the corners.
The sliding glass door would not open at all. Not until we went outside and slid it open from the bottom. Not sure if the track was bad or something else was going on with it.
And as far as I'm concerned, I think the coffee pack should done away with. Put more paper towels, more dishwasher packs in the unit. I didn't see any kitchen towels, no hot pads for the pans. And some of the dishes were dirty when I got them out of the closet, so I had to hand wash some of them.
The ceiling fan in the living room worked, at least. Don't know about the one in the little bedroom (didn't need it) or the king size bedroom though. But they were dirty. Didn't hear too many complaints from the king size room as my daughter and son-in-law slept in there.
The good thing that I can say is that the staff at the office is courteous and very nice.
If management or the condo board sees this review, I hope that they take note of the complaints and problems and start dealing with them. You cannot run a time share property with no housekeeping staff and a maintenance staff that just doesn't care. Now I see why there are quite a few more delinquencies, than there should be. Take pride in the property, either that or sell them and give a share of the money to each time share owner.
And one other note - I believe that people that own more than 2 weeks time shares and are renting them out should be charged more for the condo fee per each week. The people that are using their weeks for their own vacation and not as a business, should not be paying the exact same as the people using them as a business. And I'm sure that the condo board knows exactly who is using them as a rental business and that is exactly why we voted as we did.

We stay every year same week. The room was dirty! The hot tub hadn't been cleaned and even after we asked for it to be cleaned, was still dirty. The new manager is great he worked with us. However we asked to stay 2 extra days and was approved by management. My wife went to check and they told us we needed to be out!!! Very poorly run and needs a deep clean!! Nails in deck were popping and splinters in the wood. Until they deep clean and fix the place up we won't go back!!! Would give half a star if I could!!!

The location is good if you want to have some peace and quiet away from the board walk. We did have a few problems with other guest late at night being loud and there is no staff or security on site. Therefore I had to handle it myself. Also there where issues with the unit that we took care of ourselves since nobody was able to come correct the problems. Need longer and better office hours. Enjoyed using the pool and hot tubs. Would stay again only because we really like vacationing in ocean city area.
